10 AG GRUPPEN ANNUAL REPORT 2020 SUSTAINABILITY Gold in sustainability costs less than 1%. In 2020, we completed the construction of Den- mark’s largest DGNB Gold-certified housing pro- ject to date, Greensquare Garden, with 313 homes. Greensquare Garden has been one of our lar- gest projects to date, and we have functioned as both property developer and turnkey contractor for the project, which has provided us with vital experience for future projects. Naturally, obtaining the gold certification was an important milestone for us, but the lessons learned from working with the certification are of particular benefit. What’s more, the cost of getting the gold was tiny in com- parison to what we gained. Sustainability has always been important to AG Gruppen, and working with Greensquare Garden has taught us that DGNB-certified construction is neither as difficult nor as costly as you may think. Naturally, it requires careful consideration throug- hout the entire process, but this has always been an important aspect of our work. Greensquare Garden has provided us with deeper insights into the actual challenges of the stricter requirements for reducing the amount of environmentally harm- ful materials, together with the specific costs. In total, it has cost us less than 1% of the total price to create better and healthier homes for the resi- dents, and this is considerably lower than what we often hear quoted on the market. So the lesson is that you can build sustainably without it having to cost the earth if you put your mind to it: valuable knowledge that we can bring with us when work- ing on future projects. Careful consideration from the very start DGNB certification documents the sustainabi- lity of a building on a wide range of parameters. This means that careful consideration must be exercised very early on in the process through the choice of materials and construction method. Just as crucial, however, is that there is a good and responsive collaboration between the parties. The positive end result and low price are due in particular to an excellent, dedicated cooperation from day one between the developer, contractors and consultants. The project was developed in collaboration with our good partner NREP, with the consultancy services of Årstiderne Arkitekter and consulting engineers Henry Jensen A/S Rådgi- vende Ingeniører. We have previously worked with the same advisory team on a number of projects. This positive cooperation was a great advantage when it came to quickly solving challenges during both the design and construction phases and in ensuring accurate documentation of sustainability in the project. n GREENSQUARE GARDEN AND STRANDHAVERNE LOCATION Amager Strand, Copenhagen S Use: 500 homes, residents’ hotel and eight commercial premises Certification: DGNB Guld Area: 46,813 m 2 Owner: NREP and AG Gruppen Architect: Juul Frost Arkitekter and Årstiderne Arkitekter
